The Piccadilly Playhouse boasts simulated clapboard siding, crisscross trim, a Dutch door & a standing seam-look metal roof. Inside, the antique plank floor provides the perfect setting for any proper tea party or climb into the loft & curl up with your favorite story. Surrounded by a wildflower garden & window boxes brimming with bright blooms, it's every child's dream. Wall panels are made of white cellular PVC that doesn't require painting. It comes with a wooden base similar to that of a house deck. It's constructed of a 2x2 frame with plywood decking. The base should be placed on small concrete pads or stepping stones (not provided). One pad/stone is needed for each corner. A small percentage of customers pour a concrete pad as a foundation. This isn't necessary, but does provide a more permanent installation. Interior & exterior walls are white. Shutters, roofing & other amenities are as shown. When assembled properly, your playhouse won't leak, but the doors aren't completely watertight & wind driven rain may bring water in. Check with your town to see if a permit is needed. We warrant our homes for a period of one year from the date of purchase to repair or replace, at our option, any part defective in materials or workmanship. This warranty specifically excludes any labor incurred for replacement. We disclaim liability for any customer alterations, repairs or assembly, normal wear & tear, or damages resulting from misuse or abuse. The purchaser is responsible for choosing a structure appropriate for the developmental levels of the children who will use it. Routine inspections, preventive maintenance & play supervision are the responsibility of the purchaser to ensure a hazard free play environment. This warranty excludes any incidental & consequential damages so the above limitation or exclusion may not apply to you. We reserve the right to improve, alter or discontinue specifications & designs without notice. Accessories not included.
